JiP Posted September 26, 2008 Report Posted September 26, 2008 Well, I thought I'd spawn a new thread to post this. We are having to work at some bodgie places lately. Here is the latest... This is a 1960's block of units. They bought the block of 6 for $1.5 Million. They ripped out 4 of 6 undercover basement car parks and turned them into 2 more units. (Now totaling 8) They have dug out the front yard and built an area for 5 parks. So that's 2 original basement parks + 5 new ones totaling 7, while there is 8 units?? The upper floors have many many holes punched into the ceiling. One would think that we would need to resheet the whole thing, but no, just patch. Each unit may have upto 10 holes in its ceiling. They removed a wall which left a trench behind. The walls on either side aren't the same level so the patch in the middle is on an angle. Here are some of the patches... This is my favorite. I found the piece of plasterboard that was cut out. :yes: MASSIVE HOLE To think, they'll sell these units for around $400,000.00 each. There will be more... Quote

Patch it - Tape it - Stop it out - Sand it off Re-sheeting the ceiling would mean needing to affix new cornice. Is the place heritage listed? Meaning certain features have to be kept or the council will come down on you like a tonne of bricks. Sure it mainly refers to exterior features....but its not exclusive of internals as well. JiP Posted October 3, 2008 Author Report Posted October 3, 2008 Well not so much of a bodgie but an OMG!!. I've been working on this job site lately. Its a massive complex with 3 towers, 9x units, several million dollar penthouse appartments, two pools and a gym. I find it funny that the whole complex is built in a floodway. Well it use to be, now its raised (except for the carparks) The building in the background has the majority of the units. All the carparks are connected and the one at rear is under this building. Seems that someone set fire to a pile of cardboard in that garage and it melted all electrical wiring and PVC plumbing pipes going up into the tower and the smoke has gone up into the A/C ducts. So They've had to replace almost everything, plasterboard, PVC pipes, fire hydrant pipes, a/c ducts electrical etc. We had to replace the fire resistant sheeting today. This is the head that spans over the last carpark entrance. In the afternoon we went back to this building we were at a few weeks ago. I found this bodgie. Would you buy a one bedder unit who's entrance is in the underground carpark?? And lastly, this is how they patched up a mistake in the wall... NEATO!! Quote
